Service Levels
Choose one of the following service packages:

| 1 | Let Only | 9.6% (8% + VAT) | The fee is payable in a single instalment from the initial rent received and is calculated as 8% + VAT of the gross rent based on an assumed 12-month tenancy term. A minimum fee equivalent to 6 months’ rent applies, subject to an absolute minimum of £1,080.00 + VAT. If the tenant vacates within the first 6 months of the tenancy, Livco will source a replacement tenant at no additional letting fee, provided the tenancy has ended by the tenant’s voluntary notice and not due to any act, omission or breach by the landlord or the property. If the tenant vacates after 6 months but before completion of 12 months, a pro-rata refund of the letting fee will be made to the landlord for the unexpired portion of the 12-month period. Where the tenant remains in occupation beyond the initial 12-month period, whether by continuation, renewal or otherwise, a continuation fee applies at 8% + VAT of the rent payable for as long as the tenant remains in occupation. |

For Tenants
Permitted Tenant Payments
In accordance with the Tenant Fees Act 2019, the following are the only fees we can charge tenants.
Holding Deposit
1 week’s rent
To reserve a property. This is deducted from your first month’s rent.
Security Deposit
5 weeks’ rent
Capped at 5 weeks’ rent for annual rent under £50,000 or 6 weeks’ rent for annual rent over £50,000.
Early Termination
Landlord’s costs
If you wish to end your tenancy early, you may be liable for the landlord’s reasonable costs.
Lost Keys
Actual cost
Cost of replacing keys or security devices if lost or damaged.
Late Rent Payment
3% + BoE rate
Interest charged on rent over 14 days late at 3% above the Bank of England base rate.
Contract Changes
£50 (max)
For changes to the tenancy agreement requested by the tenant after signing.
