Service Levels

Choose one of the following service packages:

1 Let Only 9.6% (8% + VAT) The fee is deducted in a single instalment from the initial rent/s paid by the tenant, and is calculated as a percentage of the gross rent payable for the duration of the initial tenancy term. This is subject to a minimum fee of £1080.
2 Let and Rent Collection 12% (10% + VAT) The fee is deducted in monthly instalments from the initial rent/s paid by the tenant, and is calculated as a percentage of the rent paid monthly throughout the duration of the tenancy, renewal and statutory periodic tenancy.
3 Full Management 15% (12.5% + VAT) The fee is deducted in monthly instalments from the initial rent/s paid by the tenant, and is calculated as a percentage of the rent paid monthly throughout the duration of the tenancy, renewal and statutory periodic tenancy.

4 Renewal on Let Only 9.6% (8% + VAT) The fee is due from the Landlord upon confirmation of renewal and is calculated as a percentage of the gross rent payable for the duration of the initial tenancy term. This is subject to a minimum fee of £1080.
5 Statutory Periodic Tenancy (Rolling) on Let Only £500.00 + VAT The fee is due from the Landlord upon confirmation of statutory periodic tenancy and is calculated as a flat fee of £500.00 + VAT. Should the Landlord and tenant (introduced by Livco London) renew the agreement at any point, the fee shall increase to Renewal on Let Only.
6 Tenancy Setup Fee £300.00 + VAT Fixed for all service levels. For contract negotiation (amending & agreeing terms) and arranging the associated paperwork. This also includes Right to Rent checks, registering the deposit with the Tenancy Deposit Scheme (if necessary).

9 Energy Performance Certificate (EPC) £80.00 + VAT
10 Gas Safety Certificate £80.00 + VAT
11 Portable Appliance Test £60.00 + VAT
12 Legionella Risk Assessment £80.00 + VAT
13 Electrical Installation Condition Report £180.00 + VAT
14 Carbon Monoxide & Smoke Alarms £110.00 + VAT
For base rate of installation, quote provided prior to work.
15 Inventory and Check In Costs £130.00 + VAT
This fee is the cost the independent inventory clerk charges and these charges are based on a maximum of two bedrooms. Should the property exceed two bedrooms, the price may increase and a quote will be provided prior.
16 Property Inspection £110.00 + VAT
For an inspection of the property to be carried out.

Includes one annual visit
17 Completion Handovers £180.00 + VAT
For us to be present on the landlord’s behalf at the handover of the property from the vendor or developer following completion of a purchase. This will include a basic check of the property and taking possession of the keys, but is not a snagging service.
18 Council Licensing Applications £280.00 + VAT
Arrangement fee. This fee is in addition to any fee from the relevant Borough

For Tenants

Permitted Tenant Payments

In accordance with the Tenant Fees Act 2019, the following are the only fees we can charge tenants.

Holding Deposit

1 week’s rent

To reserve a property. This is deducted from your first month’s rent.

Security Deposit

5 weeks’ rent

Capped at 5 weeks’ rent for annual rent under £50,000 or 6 weeks’ rent for annual rent over £50,000.

Early Termination

Landlord’s costs

If you wish to end your tenancy early, you may be liable for the landlord’s reasonable costs.

Lost Keys

Actual cost

Cost of replacing keys or security devices if lost or damaged.

Late Rent Payment

3% + BoE rate

Interest charged on rent over 14 days late at 3% above the Bank of England base rate.

Contract Changes

£50 (max)

For changes to the tenancy agreement requested by the tenant after signing.

Important: As a tenant, you are protected by the Tenant Fees Act 2019. Landlords and agents cannot charge you any fees that are not listed above. If you believe you have been charged an unlawful fee, please contact your local trading standards office.
