What to know before renting a property.
How do I know if I can afford the rent?
We always recommend reviewing your budget carefully before committing to a tenancy. Factor in rent, bills, and any additional living costs. It’s important that you feel comfortable with the monthly payments throughout the tenancy.
How do I get references for my tenancy application?
References typically include proof of income, previous landlord references, and sometimes a credit check. We can advise on the documents required and help streamline the application process.
What deposit will I need to pay, and how is it protected?
A security deposit is usually required and is typically equivalent to 5 weeks’ rent. Your deposit is protected in a government-backed tenancy deposit scheme, ensuring it is held safely and fairly returned at the end of your tenancy, subject to the property’s condition.

How long is the tenancy agreement, and can it be extended?
Most tenancies start with a fixed term, often six or twelve months. At the end of the fixed term, it is usually possible to extend or renew the agreement, either as a new fixed-term tenancy or on a rolling basis, depending on your circumstances and the landlord’s preference.
Can I renew my tenancy after it ends?

What happens if I want to leave before my tenancy ends?

How much notice do I need to give when moving out?

Can I have pets in the property?

Who is responsible for repairs and maintenance?

How do I report issues or request repairs?
We provide clear communication channels for reporting issues, whether by phone, email, or an online portal. We aim to respond quickly and ensure repairs are completed efficiently, keeping you informed throughout the process.
Who do I contact in an emergency (like a burst pipe or no heating)?
Emergency contact information is provided at the start of your tenancy. We ensure that urgent repairs are prioritised and handled quickly to minimise disruption.
Can I request improvements to the property?
Tenants can request improvements, but these require landlord approval. We will communicate requests on your behalf and help facilitate improvements where reasonable and feasible.

How is rent paid, and what happens if I miss a payment?
