How to choose the best estate agent in Hackney

Most estate agents promise excellent marketing, plenty of buyers and the best possible price. When the promises sound similar, how do you decide who to trust with your sale?
The best estate agent for your property should be able to demonstrate the quality of their service before you sign anything.
Reviews, marketing, response times and communication can tell you far more than a confident valuation presentation. Look at what the agent actually does, rather than relying entirely on what they say they will do.
Start with reviews
Reviews should be one of the first things you check when comparing estate agents in Hackney.
Look beyond the overall rating and read what people say about their experience. Are sellers praising regular updates? Do buyers mention helpful, knowledgeable staff? Are there repeated comments about unanswered calls or having to chase?
Pay attention to recent reviews and look for patterns across several experiences. One unhappy customer does not tell the whole story, but the same complaint appearing repeatedly deserves attention.
Detailed reviews are particularly useful. A comment explaining how an agent handled negotiations, resolved a problem or supported a sale through to completion tells you more than a rating on its own.
Read reviews from buyers too. Their experience matters because the agent will be dealing with the people you need to attract.
Test how quickly they respond
Before appointing an estate agent, notice how easy they are to reach.
Do they answer the phone? If you leave a message, do they call back? Are emails answered properly, or do you need to chase for a response?
Your experience as a prospective seller gives you an early indication of how the business operates.
If you cannot reach your estate agent, how easily can your buyer reach them?
A buyer might be trying to arrange a viewing, ask a question or discuss an offer. If getting a response becomes hard work, they may move on to another property.
Nobody can answer every call immediately. What matters is whether there is a reliable process for responding promptly and making sure enquiries are picked up when someone is busy or away.
Look at their current property marketing
Every agent can show you a few impressive examples. Their current listings give you a better picture of the standard you can expect.
Look at properties similar to yours. Are the photographs bright, clear and well composed? Is the strongest image being used first? Does the floor plan help you understand the layout?
Read the descriptions too. They should explain the property clearly, highlight its strongest features and give buyers useful information about the location.
A flat in Hackney Wick should not have a description that could just as easily belong to a house in Clapton.
Check for care and accuracy. Missing information, spelling mistakes and poor photographs can suggest that a listing has been rushed.
Your property deserves more than a quick upload and crossed fingers.
Check the quality of their communication
Fast replies are useful, but the quality of the response matters too.
Does the agent answer your questions directly? Do they explain their advice clearly? Do they remember what you have told them about your property and plans?
Good communication should make you feel informed without needing to chase or repeat yourself.
Before instructing an agent, ask how updates will work. Establish who your main contact will be, how viewing feedback is shared and what happens if that person is away.
You should also know how the agent will discuss performance if the property is not attracting enough interest. Useful updates explain what is happening and recommend a next step.
“Nothing to report” is not especially helpful if you have heard it three weeks running.
Consider the experience they give buyers
Sellers understandably focus on how an agent treats them. But the buyer’s experience is just as important.
Look for evidence in reviews of whether viewings are easy to arrange, staff arrive prepared and questions are followed up.
Ask how the agent manages viewing availability. Can the team accommodate buyers around working hours? Who covers appointments when your main contact is unavailable?
The person showing your property should understand its features, relevant costs and your position as a seller. If they do not know an answer, they should find out and respond.
A buyer should leave a viewing with a clear understanding of the property and what to do next.
Look for relevant local knowledge
When choosing an estate agent in Hackney, look for knowledge that is relevant to your particular home.
A period conversion near London Fields, a modern apartment in Homerton and a family house in Clapton may appeal to different buyers.
Ask which comparable properties the agent has handled and what they learned from those sales. Can they explain what buyers liked, what caused hesitation and how your property compares?
Useful local knowledge should influence the valuation, marketing and viewing conversation.
Simply listing nearby stations and cafés is not enough. The agent needs to understand why someone would choose your property over the alternatives.
Ask them to explain the valuation
The valuation should come with evidence and a clear explanation.
Ask which comparable sales support the figure and how competing properties affect the proposed asking price. If the suggested price is considerably higher than other valuations, ask what justifies the difference.
You should be able to follow the reasoning, even if you do not agree with every point.
A good agent will also ask about your priorities. Someone who needs to move within a particular timescale may need a different approach from a seller who has greater flexibility.
Be cautious of guarantees about the final price. The agent can recommend a strategy, but buyers will ultimately decide what they are prepared to pay.
Compare what is included in the fee
Once you understand the service, compare the cost.
Ask for the total fee including VAT, any minimum charge and details of additional costs. Establish whether photography, floor plans, advertising, accompanied viewings and sales progression are included.
The cheapest quote is not automatically the best value. Equally, a higher fee needs a clear explanation of what you receive for it.
At Livco, we charge fair fees because we know the importance of a good team, high-quality marketing and attentive service.
Look for an agent whose work gives you confidence in the fee, rather than someone who simply insists they are worth it.
Understand the agreement before committing
Check the minimum contract period, notice requirements and circumstances in which charges can apply.
You should understand how to leave if the service does not meet expectations, as well as any continuing obligations relating to buyers the agent has introduced.
At Livco, we do not impose a minimum contract length. We believe vendors should stay because they are happy with our performance, and we trust them to give us a fair opportunity to achieve a successful sale.
Whichever agent you choose, make sure their explanation matches the written agreement.
Ask what happens after an offer is accepted
Marketing and viewings attract much of the attention, but communication remains important once a sale is agreed.
Ask who will monitor progress, maintain contact with the parties and keep you updated about outstanding issues.
The agent cannot control every part of the legal process, but they should understand where the transaction stands and help keep communication moving.
This is another area where detailed seller reviews can be revealing. Look for comments about the whole sale, rather than just the initial appointment.
Choosing an estate agent in Hackney
Before making your decision, bring it back to the evidence.
Do their reviews describe the service you want? Is their marketing consistently good? Have they been responsive, organised and clear in their dealings with you?
If you are already chasing calls before you have instructed them, take that seriously.
And yes, put Livco on your shortlist. From our office on Morning Lane, we help homeowners sell flats and houses across Hackney, and we are happy for you to judge us on the same things.
Contact our team for a valuation, ask us questions and see how we respond. It is a sensible place to start.
