October 2026 Sales Update: Hackney and East London
The latest official figures are in, and they give a clear picture of the property market heading into the final months of the year.
Here is where prices stand in Hackney and across London, what that means if you are thinking of selling, and what has been happening on our own sales book this month.
Hackney prices are holding up
The average Hackney home sold for £606,000 in July, 2.6% lower than a year earlier. London prices fell 3.3% over the same period, so Hackney has held up better than the capital as a whole.
Pricing right matters more than ever
Buyers have more choice and more time to compare. The homes that sell are priced in line with recent sales from day one, presented well and followed up after every viewing.
Fresh to the market
Three new homes joined our books in October, including a three-bedroom flat on Wick Road, Hackney, a two-bedroom penthouse in E13 and a one-bedroom apartment in E14.
Buyers are still committing
We currently have 14 properties under offer and 6 sales agreed across Hackney and East London, from a five-bedroom house in Lower Clapton to a three-bedroom terrace on Stannard Road.
